Finding the leak before we lift the floor
A hidden leak is two jobs, not one. First it has to be found, which means proving where the water is coming from rather than opening up the most likely-looking spot and hoping. Then the pipe has to be repaired, and whoever found it should be the one holding the tools. Two water companies, chalk-hard water and a lot of 1930s lead
Croydon is not on one water supply. The north of the borough sits with Thames Water and the south sits with SES Water, and the join runs through the middle of the borough rather than around it. That matters the moment a leak turns out to be outside the house, because who you report it to, who owns the pipe from the main to your boundary, and what help is on offer towards replacing a lead supply pipe all depend on which side of that line your street falls. We check the supplier before we advise anyone to start digging, because the difference is often the whole cost of the job. It also matters inside the house: the southern supply is drawn from chalk boreholes under the North Downs and is properly hard, so copper in Purley, Coulsdon and Sanderstead furs up faster, scale sits in the bottom of a bend and thins the wall above it, and pinhole leaks turn up on horizontal runs long before anyone would expect the pipe to be worn out. The other pattern here is age. A large part of Croydon’s housing went up between the wars, and the Victorian and Edwardian terraces of Thornton Heath, Selhurst, South Norwood and Addiscombe are older still. Lead was still legal for water pipe in this country until 1970, so a lot of those houses were plumbed in it and only ever partly converted. What we usually find is a lead supply pipe still running under the front path into the house, with a copper repair somewhere in the middle and a modern kitchen sitting on top of it. North of the borough the ground is London Clay, which shrinks in a dry summer and swells again in autumn, and a buried lead or old iron supply pipe that has no give in it is exactly what fails when the ground moves under it. That is why so many Croydon supply leaks show up as a damp patch on a front garden in August and a water bill in September. Add the number of houses here that have been split into flats, each with one shared rising main and a stop tap in somebody else’s hallway, and tracing the leak is genuinely the harder half of the job.

Confirm the leak is real, and find out whose it is
Before any equipment comes out we turn everything off and watch the water meter. If it is still moving, water is going somewhere. We then close the internal stopcock and watch again. If the meter stops, the leak is inside the house. If it keeps running, it is on the buried supply pipe outside, and the next question is whether it sits on your side of the boundary stop tap or your water company’s. Getting this right in the first twenty minutes saves people from paying for work that was never theirs to pay for.

Split the system into sections
Most houses can be broken down further than people expect. Hot from cold, heating from mains, upstairs from down, the outside tap from everything else. We isolate and pressure test one section at a time to narrow the search down to a single run. On a heating system this usually means isolating and testing the circuit rather than chasing the damp patch, because water off a heating pipe can travel a surprising distance along a joist before it drops.

Trace it without opening anything up
On a live pressurised leak we listen. Escaping water makes a specific noise where it hits the surrounding material and the ground amplifies it in a way that is readable with the right kit. On a hot pipe under a floor, thermal imaging is quicker, because the warm line the water follows shows up clearly against a cold screed. Where the pipe is too deep or too quiet for either, we introduce a safe tracer gas into an isolated, drained section and detect where it surfaces. Damp meter readings across the whole area tell us how far the water has spread from its source, which is not the same question as where the source is.

Mark the spot and agree the access before cutting
We show you where we believe the leak is, what we would need to lift or cut to reach it, and what that will cost to make good afterwards. Sometimes there is a choice between opening a floor and rerouting the pipe around it, and on a tiled bathroom floor or a solid ground floor the reroute is often cheaper and always less disruptive. Nothing gets opened up until you have heard both options and agreed one.

Repair or replace the run
A single failed joint is a repair. A copper run with one pinhole and scale through the rest of it is usually a replacement, because fixing one hole in a pipe that is thinning everywhere buys you a few months. On a lead supply pipe we do not patch. We pull a new blue MDPE pipe through, terminate it at a new internal stopcock and drain-off, and leave the old lead disconnected. Everything we fit is rated for the job it is doing and the section is refilled slowly so we are not chasing air locks afterwards.

Pressure test, then watch the meter again
The repair is tested at pressure before anything closes up. Then we go back to the meter and repeat the test we started with, because the only proof that a house has stopped leaking is a meter that has stopped turning. If there is a second leak, and on older pipework there sometimes is, this is where it shows itself rather than three weeks later.

Reinstate and write it up
Floorboards go back down, screwed rather than nailed where we may need to get back in. We leave an access hatch where one is genuinely useful and tell you where the isolation points are now. If you are claiming, you get photographs of the trace, the exposed fault and the finished repair, along with a plain written account of what failed and why, which is what a trace and access claim actually needs.

How much does it cost to find a leak?
We do not publish a price for this one and we would rather explain why than invent a figure. A leak under a kitchen unit and a leak under a solid ground floor take the same first hour and completely different second, third and fourth ones. We give you a price for the trace before we start and a separate price for the repair once we know what has failed, and neither one moves after that without you agreeing it first.
How do I know whether I have a hidden leak at all?
Turn off every tap and appliance that uses water and look at your meter. Note the reading, leave it half an hour without using anything, and read it again. If it has moved, water is escaping somewhere. The other common signs are a boiler pressure gauge that keeps dropping, a warm patch on a floor, a musty smell in a cupboard, and a water bill that has climbed without your habits changing.
Will you have to lift my floor?
Often not, and that is the whole point of tracing before cutting. Acoustic listening, thermal imaging and tracer gas are all done from the surface, so the tracing itself does not damage anything. If the repair does need access, it is one board or one small section rather than a room, because by then we know where the fault is to within a few inches rather than a few metres.
My water bill has jumped but there is nothing wet in the house. What is going on?
That usually points at the buried supply pipe between the boundary and the house, which can leak for months into the ground without producing a single damp patch indoors. It shows up as a bill increase, a patch of front garden that stays green in a dry spell, or occasionally a drop in pressure. The meter test in the answer above will tell you whether it is inside or outside, and outside is where the question of who owns the pipe becomes worth several hundred pounds.
Does my home insurance cover leak detection?
Many buildings policies include what is called trace and access cover, which pays towards finding the leak and putting right the damage caused by getting to it. Limits vary a lot, commonly somewhere between one and five thousand pounds, and the repair to the pipe itself is often excluded even where the access is covered. Check your schedule for the words trace and access before you book anything, and tell us if you are claiming so we photograph and write the job up in a form your insurer will accept.
How do I tell whether my pipes are lead?
Find the pipe coming into the house at the internal stopcock, usually under the kitchen sink or in a hallway cupboard. Lead is dull grey, has no seam, and the joints are swollen and rounded rather than sharply machined. Scrape it gently with a coin: lead goes shiny silver underneath and stays soft, while copper shows orange and galvanised steel stays grey and hard. Tapping it gives a dull thud rather than a ring. If you are still unsure, we will look at it while we are there.
Are lead pipes actually a problem, or is it scaremongering?
Lead pipe is not a hazard the way asbestos is, but it does put a small amount of lead into water that sits in it, and the risk is taken seriously for young children and during pregnancy. Water companies add a phosphate dosing to the supply which lines the pipe and limits how much dissolves, which is why most Croydon houses with lead pipe test within limits. The sensible position is that lead is worth replacing when you have the chance rather than something to panic about tonight. In the meantime, run the kitchen tap for a minute or two first thing in the morning before filling a kettle, and never cook with hot water from the tap.
Who pays to replace a lead supply pipe?
The pipe splits in two at your boundary. From the water main to the boundary stop tap is the communication pipe and belongs to your water company. From the boundary into the house is the supply pipe and belongs to you. Both Croydon suppliers run schemes that will replace their length of lead, usually on the condition that you have replaced yours, so the order you do things in matters. There is a damp patch on the ceiling under my bathroom. Is that definitely a pipe?
Not necessarily, and this is where a lot of money gets spent in the wrong place. Failed grout or sealant around a shower tray, a leaking waste trap and a cracked shower base all produce the same brown ring on a ceiling as a burst supply pipe, but they only leak when the bathroom is used, whereas a pressurised pipe leaks continuously. That difference is usually enough to tell them apart in one visit, and it decides whether you need a plumber or a tiler.
Can you fix a heating pipe that runs under a solid concrete floor?
Yes, and there are two ways to do it. We can thermal image the run, break out a small section of screed at the fault, repair the pipe and make the floor good. Or, where the pipework is old microbore or the floor is tiled with something you cannot match, we reroute that leg entirely, running new pipe around the edge of the room or back through the void above. On a 1970s or 1980s Croydon house with microbore under screed, the reroute is very often the better answer, because a pipe that has failed once in a floor tends to do it again.
Do you come out at night for a burst pipe?
Yes. We work Monday to Saturday, 7am to 8pm, and we cover emergencies around the clock. Do you do the repair, or just find it and leave?
We do both, and we think splitting them is the weak point in how leak detection is usually sold. A specialist who traces the leak, hands over a report and drives away leaves you to find a second trade, explain it again and pay a second call-out.
