We cover Coulsdon and the wider CR5 area from our base on Highbury Avenue in Thornton Heath, six miles north. Coulsdon is the furthest point we work to, and we would rather say that plainly than pretend otherwise. It is a mix of Edwardian and interwar houses in the valley, older stock in Old Coulsdon, and two large modern estates at Cane Hill and Netherne, and each of those needs a different answer when the heating fails.

What Coulsdon houses are built like, and what that changes
Coulsdon has three clearly separate housing layers, and the job in front of us is usually decided by which one a property belongs to before we have taken the boiler cover off.
The first is the old village. Old Coulsdon sat on the higher ground long before the railway arrived, and it still has the Grade I church of St John the Evangelist and a handful of Grade II listed buildings around Bradmore Green. Around that core, and running out along Coulsdon Road, Marlpit Lane and the roads behind Grange Park, is a lot of substantial detached and semi-detached housing on generous plots. These are the houses where a combi is most often the wrong answer. Two or three bathrooms, a long run from the incoming main to the furthest tap, and a family who all want hot water between seven and eight in the morning is a demand profile a 30kW combi will not meet no matter which brand it is. We usually end up specifying a system boiler with an unvented cylinder sized to the number of bathrooms, or keeping a vented setup and improving it, rather than stripping the cylinder out to free a cupboard.
The second layer is the suburb that filled the valley. The town centre was Smitham Bottom until the railway and the Post Office renamed it, and the great majority of housing in Smitham and Old Coulsdon went up in the eighty years between roughly 1890 and 1970. That means Edwardian and 1920s terraces close to Coulsdon South and along the Brighton Road corridor, then rank after rank of 1930s semis climbing Chipstead Valley Road, Woodcote Grove Road and Rickman Hill, then estate building after the war including the Coulsdon Woods development that Wates started in 1967 on the hillside between Byron Avenue and the railway. In all of it, the central heating was retro-fitted rather than designed in. The consequences are consistent. Pipe runs were taken wherever they could be taken, so we expect flow and return clipped along skirtings, dropped through cupboard floors, and run across a cold loft with the insulation pushed off them. A lot of the radiator drops added in the 1970s and 1980s are 8mm or 10mm microbore, exactly the size that silts up first in hard water. Boilers were commonly hung in the back kitchen on an outside wall because that was the cheapest flue route, which is fine until someone builds a rear extension over it and the flue ends up terminating into a covered space.
The stopcock in this stock is not where people expect. In the Edwardian terraces the supply usually enters under the front bay or beside the front door and the internal stopcock sits at the base of the hall wall, sometimes boxed in by a later floor. In the 1930s semis it is far more often at the back of the under-sink cupboard. In both, the incoming pipe itself is worth looking at before anything else is priced. Lead supply pipes are still present in a fair proportion of pre-1970 Coulsdon houses. Lead is dull grey, soft enough to mark with a thumbnail, and swells at the joints where it has been wiped. A half-inch lead run throttles flow badly, and it is the commonest reason a new combi disappoints its owner. The water company owns the pipe up to the boundary and the homeowner owns the section from the boundary into the house, so if we are quoting a combi on an older Coulsdon property we tell you whether that section needs replacing before we quote the boiler, not after.
The third layer is modern and large. Cane Hill Park, built out by Barratt and David Wilson Homes on the old hospital site above the town, was consented for 677 homes and finished in 2021. Netherne-on-the-Hill is around 440 homes, part converted ward blocks and administration buildings and part new build, with the first residents arriving in 2003 and the scheme completed in 2008. Neither behaves like the older stock. Expect unvented cylinders that legally need an annual check by someone holding the G3 qualification, plastic push-fit pipework in screed and behind plasterboard rather than copper on the surface, manifolds instead of tee joints, underfloor heating loops on ground floors, and boilers in a first floor or loft cupboard with a long concentric flue up through the roof. Finding a leak in a screeded push-fit system is a different job from finding one in a 1930s semi, and we approach it differently. On the converted blocks at Netherne, some pipework and drainage is shared between dwellings, and establishing what is yours and what is communal is the first half of the work.
Worth knowing
The chalk, the water and the green belt edge
Three things are true of Coulsdon that are not true of most of the places we work, and all three change the job.
The water is hard and it comes from chalk. Coulsdon is supplied by SES Water rather than Thames Water. SES is a water-only company drawing the large majority of its supply from chalk boreholes, and CR5 comes out at roughly 259 parts per million, which is firmly in the hard band. That number turns up in our work constantly. It is why combi plate heat exchangers in Coulsdon scale up and give you hot water that runs warm then cold on a low draw, why immersion elements fur, and why thermostatic shower cartridges seize. When we install a boiler here we normally fit a scale reducer on the cold feed to the appliance and a magnetic filter on the heating return, and we put both on the quote rather than leaving them as an upsell on the day.
The ground is high and open. Farthing Downs was bought by the City of London around 1880 to stop the suburbs swallowing it, Happy Valley was purchased in 1937 under the Green Belt scheme to link the Downs to Coulsdon Common, the whole block became a Site of Special Scientific Interest in 1987, and it joined the South London Downs National Nature Reserve in 2019. Rickman Hill Park, bought by the old Coulsdon and Purley Urban District Council in 1927, is the highest public park in London at over five hundred feet. Being that high and exposed matters twice over. First, frost. Houses on Rickman Hill, around Old Coulsdon and at Netherne get harder and longer frosts than the valley floor, and most retro-fitted combis here have their condensate pipe run outside. A frozen condensate is the commonest single cause of a boiler locking out in January in Coulsdon. Second, pressure. Mains flow at a tap on the high ground is not what it is near Coulsdon South, so before we quote a combi up the hill we gauge static pressure and measured flow at the kitchen tap and tell you the number.
The boundaries are not where people assume. CR5 straddles the edge of Greater London. Coulsdon, Old Coulsdon, Coulsdon Town and Cane Hill are in the London Borough of Croydon. Chipstead, Hooley and Netherne-on-the-Hill are CR5 addresses but sit in Reigate and Banstead in Surrey. That is not trivia. It decides which authority a planning application goes to and which building control body a notifiable job is registered with. It matters most inside the Bradmore Green Conservation Area in Old Coulsdon, designated in 1968 and taking in the green, the pond and Grange Park, reached from Coulsdon Road and Marlpit Lane. In a conservation area a boiler flue may not be installed under permitted development on a wall or roof slope that fronts a highway. In practice that rules out the obvious front-elevation flue on a good number of Old Coulsdon houses and pushes the boiler position to a side or rear wall, or to a vertical flue through the roof at the back. We work that out at survey and design the installation around it, because finding out afterwards means either a planning application or a boiler in the wrong room.

Do you really cover Coulsdon, or is it too far out?
We cover it, and it is the furthest area we work to. Coulsdon is about six miles from our base on Highbury Avenue in Thornton Heath, straight down the A23 and Brighton Road, and since the Coulsdon bypass at Farthing Way opened in December 2006 the run is a lot cleaner than it used to be. In normal traffic that is twenty five to thirty five minutes, and we are not going to claim a fifteen minute arrival when we cannot deliver one. For booked work the distance makes no difference at all. For a genuine emergency we tell you on the phone how long we will actually be, and if someone closer can get to you faster we say so.
What do you charge in Coulsdon?
The same as everywhere else we work, with no distance surcharge. Emergency call-out is £120. A boiler repair is £110. An annual boiler service is £90. A gas safety certificate, the CP12 a landlord needs, is £75. My house is in the Bradmore Green conservation area. Can I move the boiler to an outside wall?
Possibly, but not to any wall you like. The Bradmore Green Conservation Area in Old Coulsdon was designated in 1968 and covers the green, the pond and Grange Park off Coulsdon Road and Marlpit Lane. Inside a conservation area, a flue on a wall or roof slope that fronts a highway is not permitted development, so the straightforward front-elevation flue that would be fine elsewhere needs planning permission here. What usually works is a side or rear wall position, or a vertical flue taken up through a rear roof slope. We check the constraint at survey along with the manufacturer flue clearances to windows, doors, boundaries and eaves, and we give you positions that are actually buildable rather than one that looks neat on paper. If a property is listed, and there are several listed buildings around the old village, there is a further consent to consider and we will flag it.
We are at the top of the hill in Old Coulsdon and the shower pressure is poor. Would a combi fix it?
It might make it worse, and we would want to measure before answering. A combi gives you mains pressure hot water, so it is only ever as good as the incoming main. On the higher ground around Old Coulsdon and Rickman Hill the incoming flow is often the limiting factor, and in older houses there is a second bottleneck in the shape of an original half-inch lead or narrow-bore supply pipe. We gauge static pressure and time the flow at the kitchen tap with the tap fully open. If the flow rate will not support a combi at the temperature rise you need, the honest answer is either to upgrade the supply pipe from the boundary into the house first, or to fit a system boiler with a properly sized unvented cylinder which stores hot water and delivers it at a much better rate to two bathrooms at once. We will tell you the measured number and let you decide.
Do I need a water softener in Coulsdon?
You have hard water, at around 259 parts per million from SES Water chalk boreholes, so scale is a real and continuing cost rather than a theoretical one. Whether you need a full softener is a separate question. A softener helps everywhere in the house, but it needs a drain connection, a salt supply and an unsoftened drinking tap. For most Coulsdon households the cost effective step is a scale reducer on the cold feed to the boiler plus a magnetic filter on the heating return, which protects the two most expensive parts of the system. If you have already replaced a combi plate heat exchanger or an immersion element once, that is usually the point at which a softener starts to pay for itself.
The boiler keeps shutting down in cold weather with a fault code. Is it broken?
Very often it is a frozen condensate pipe rather than a boiler fault, and Coulsdon gets more of these than the lower parts of the borough because so much of it sits high and exposed on the downs. A condensing boiler produces acidic water that has to drain away, and on a retro-fitted installation that pipe usually runs outside. If it is 22mm, uninsulated, has a long horizontal run or terminates above a gully grating, it will freeze and the boiler will lock out. Thawing it with warm water gets the heat back the same day, but it will happen again next cold snap. The permanent fix is to upsize the external section to 32mm, insulate it with proper weatherproof lagging, shorten and steepen the run, and terminate below the gully grating or into an internal soil stack where that is possible.
We are on Cane Hill Park. The plumber said we have an unvented cylinder. What does that need?
An annual check, and it must be done by an engineer who holds the unvented hot water qualification, which is the G3 ticket. An unvented cylinder is a sealed pressurised store, so it has safety devices that have to be tested rather than looked at: the expansion vessel charge, the temperature and pressure relief valve, and the discharge pipework. Losing the expansion vessel charge is the usual failure, and the first sign is water discharging outside from the tundish pipe or hammering when a tap closes. On Cane Hill Park and the new build at Netherne-on-the-Hill that cylinder usually sits in a first floor or loft cupboard alongside the boiler, so we service both in one visit rather than charging you for two.
Our drain is shared with next door and it is blocked. Who pays?
Probably not you, and it is worth knowing this before anyone starts quoting. Since October 2011, drains shared between two or more properties, and the lateral drain running from the property boundary to the public sewer, transferred to the water and sewerage company. If the blockage is in that shared or lateral section they clear it and there is no bill to you. What remains yours is pipework inside your own boundary serving only your house. When we attend a blockage in Coulsdon we establish which side of that line it is on before doing chargeable work, and if it is the company's pipe we tell you to call them rather than charging you for it.
Can you issue a gas safety certificate for a flat I rent out in Coulsdon?
Yes. A CP12 gas safety certificate is £75 and covers the annual check every landlord is legally required to have carried out on gas appliances, pipework and flues before the previous certificate expires. We are Gas Safe registered under number 919881, which you or your tenant can check on the register.
