What CR7 housing does to the pipework

Thornton Heath was farmland until the Brighton main line reached it in 1862. Between then and about 1911 the ground between the old settlement at Thornton Heath Pond and the new station was built over almost completely, which is why so much of CR7 is a continuous run of two and three bedroom terraces repeating the same details street after street: solid nine inch brick with no cavity, a suspended timber ground floor over a vented void, a bay to the front room, and a narrow back addition holding the kitchen, with the bathroom added later.

That pattern decides most of what we find when we lift a board. The rising main almost always enters at the front, under the bay or just inside the hall, then runs the length of the house in the joist void to the kitchen. The internal stopcock sits at the far end of that run, usually under the kitchen sink, so the pipe most likely to be corroded, frozen or weeping is the length you cannot isolate from inside. The external stop tap is in a footway box near the front boundary, often seized, painted over or buried under resurfacing on the older streets. Freeing the outside tap first is standard practice for us on a leak call here, and we carry the key and lifting bar for it.

Supply pipe material is the single biggest variable in Thornton Heath. Lead was normal for both the communication pipe and the private supply until the 1970s, so any house here that has never been re-plumbed may still have half inch lead from the boundary to the stopcock, sometimes joined on to later copper with a wiped joint under the front garden. Lead is soft, it narrows as it ages, and it is the usual reason a combi that should deliver fourteen litres a minute delivers eight. Before we quote a combi in one of these terraces we run a flow and pressure test on the kitchen cold tap rather than assume, because the limit is often the supply pipe, not the appliance. Where flow is short the fix is a new 25mm plastic supply from the boundary, priced separately so you can see what is boiler and what is groundwork.

Water meters follow the same logic. Most of these houses were never metered internally, so the meter sits in the pavement chamber alongside the stop tap. In converted flats, and there are a great many along Brigstock Road, Parchmore Road and the streets off Whitehorse Road, meters are grouped in a shared cupboard or external chamber, and working out which meter and stopcock belongs to which flat is part of the job.

Gas meters that once sat in the cupboard under the stairs have mostly moved to a box on the front elevation, but not everywhere, and one still in an unventilated hall cupboard limits where a boiler can go and what gas run it can feed. A twenty four kilowatt combi at the back of a long terrace needs 22mm gas for most of the distance from the meter, threading the joist void front to back without crossing a party wall. We check pipe size and take a working pressure reading before committing to a boiler position, because upgrading the gas run afterwards means lifting the same floor twice.

Heating pipework in CR7 comes in three generations, often in the same house. Oldest is the open vented gravity system, with a cistern in the loft and a cylinder in the small bedroom cupboard. Then the retrofits of the 1970s and 1980s, which used eight and ten millimetre microbore dropped from a manifold in the loft. Microbore silts up with magnetite faster than anything else, and if your radiators are cold across the bottom and the pipes into them are barely thicker than a pencil, that is what you have. Third is later 15mm and 22mm copper, sometimes buried in the screed of a rear extension, where a leak shows as a warm dry patch on a tiled floor rather than a visible drip.

Post-war infill sits in among all of this. Wartime damage and later council building put houses and low rise blocks from the 1950s to the 1970s on plots between the Victorian streets, and they behave differently: cavity walls, a solid concrete ground floor, gas from new, and heating pipe cast into the slab. With no floor void to work in, a rerun goes overhead or into a skirting duct, and pinpointing a slab leak needs thermal and acoustic tracing rather than a screwdriver and a torch.

Flue siting is the constraint people underestimate in a terrace. A boiler in a back kitchen usually flues horizontally through the rear wall, and the terminal has to keep clear of openable windows, doors, air bricks and the boundary by the distances set out in the manufacturer instructions and Part J of the Building Regulations. Side returns on these streets are frequently under a metre wide, and a terminal discharging across a narrow alley into a neighbour window is not acceptable even where it fits the numbers. The answer is usually a plume management kit, or moving the boiler forward in the house and running a longer flue. We settle that at survey, because it changes the price and it stops a job dead if nobody has looked.

Radiators matter here because solid nine inch walls lose a lot of heat. Most were sized for a boiler running at around 82 degrees flow. Run them at the 50 to 55 degrees a condensing boiler needs in order to condense and several rooms fall short, typically the front bay and the back bedroom over the kitchen. When we install we size the emitters for a low flow temperature and tell you which radiators need changing, rather than fitting an efficient boiler and setting it to run hot to hide the shortfall.

Worth knowing

Norbury Brook, combined sewers and hard water in CR7

Two things about Thornton Heath do not apply a mile away.

The first is surface water. Norbury Brook runs westward across the north of the district, becomes the River Graveney past London Road and joins the Wandle, and most of its course through built up Thornton Heath is culverted beneath streets and back gardens. The Environment Agency has identified roughly eight hundred homes and businesses in Thornton Heath and Norbury as at flood risk along it, and the alleviation options put forward have included flood storage in Thornton Heath Recreation Ground and Norbury Park. This matters for drainage because much of the Victorian sewer network here is combined, carrying foul waste and rainwater in the same pipe. In a heavy downpour, run-off from roofs and paved over front gardens arrives faster than the sewer can take it, the system surcharges, and water pushes back up at the lowest opening it can find. In these houses that is usually a ground floor shower tray, a downstairs WC or the gully at the back door.

That is not a blockage in your drain. Rodding will not achieve anything, and a firm that charges you for jetting on a day when the whole district flooded has not diagnosed the problem. What helps is clearing silted gullies, checking that rainwater downpipes are not discharging into a foul gully, and where it repeats, fitting a non-return valve on the branch that backs up. We look at the pattern before we look at the drain.

The second is hardness. Croydon North is supplied by Thames Water and the water here is hard, generally 250 to 300 milligrams per litre. That means scale, and combi boilers feel it worst because the plate heat exchanger heats mains water directly and every litre leaves a little calcium behind. A combi here that has never had its hot water side descaled usually starts running hot then cold at the tap around year six to year eight. The fix is a chemical flush of the plate exchanger, not a new boiler, and we would rather tell you so. On new installations we fit a scale reducer on the cold main as a matter of course.

One further point, on planning. There is no conservation area inside Thornton Heath itself. Croydon has twenty of them and the nearest to CR7 are the Norbury Estate, designated in 2008 just over the boundary, and South Norwood to the east. For nearly every address here, that means boiler and flue work falls under the Building Regulations rather than a planning application. The exception is a listed building, the obvious local example being the Grade II listed church of St Alban the Martyr, built in 1889 at the Grange Road and Whitehorse Lane corner. If you are inside the Norbury Estate boundary or in a listed building, check the position before anyone moves a flue to a front elevation.

How do I know whether my house still has a lead supply pipe?

Find the pipe rising to your internal stopcock, usually under the kitchen sink or in the hall. Lead is dull grey, thicker walled than copper for the same bore, and has no threaded or soldered joints. Scrape it gently with a coin: lead goes shiny silver and marks easily, copper stays copper coloured, galvanised iron will not scrape at all. Tapping it gives a dead thud rather than a ring, and a joint between lead and later copper looks like a swollen bulge rather than a fitting. If you are unsure, we will look while we are there on another job. Replacing the supply is groundwork, so it is quoted on the job, and it is worth doing alongside a boiler change.

Do I need planning permission to move a boiler flue in Thornton Heath?

For almost every address in CR7, no. Thornton Heath has no conservation area of its own, so a boiler and flue are handled under the Building Regulations: the installation is notified to Building Control through the Gas Safe register by whoever fits it, and you receive a certificate. Two exceptions are worth checking. Probably not, and this is a very Thornton Heath problem. Much of the sewer network here is combined, so rainwater and foul waste share the same pipe, and the district sits on the culverted line of Norbury Brook, which becomes the River Graveney west of London Road. In a downpour, water running off roofs and paved front gardens reaches the sewer faster than it can carry it, the system surcharges, and water comes back up at the lowest opening in the house, which on a ground floor is almost always the shower tray. The clue is timing. If it only happens during or just after heavy rain and clears on its own, that is surcharge, not a blockage. If it is slow all the time regardless of weather, it is a blockage and we will clear it. For repeat surcharge we can fit a non-return valve, and we check gullies and downpipes first because a downpipe wrongly connected into a foul gully makes it much worse.

I let out a flat in Thornton Heath. What gas paperwork do I need?

By law every rented property with a gas appliance needs a gas safety check by a Gas Safe registered engineer every twelve months, and a copy of the record must reach existing tenants within 28 days and a new tenant at the start of the tenancy. We charge £75 for a gas safety certificate, and most landlords book it alongside the annual boiler service at £90 because the engineer is already at the appliance.
